Sites Tender

The Tender section enables users to set the Site Markup and view key Tender values, including Costs, Profits, and Returns. The list table displays a row for each Specification added to the Site, where each Specification is assigned to a House Type. The Specifications shown on the Site depend on the Plots that have been added and the House Types assigned to those Plots.

The Tender section contains a Quick Search which targets the Specification column.

Initially, the Site Markup is set to 0% by default. When the user enters Edit mode within the Tender section whilst the Site has the Tender status, the Markup field becomes editable, allowing the user to enter a numeric value that is applied as a percentage to the Total Costs. Once the Site’s status is set to Active, the Markup field will no longer be editable.

Each Tender column is described below:

All Tender figures are calculated using the Baseline figures for the Site. These figures are locked once the Site is set to Active.

  • Specification – This column lists the code of the Specification.
  • Tender Value – The Tender Value represents the expected return of a Specification, calculated as the Total Cost of the Specification plus the Site Markup.
  • Labour Costs (including Uplift) – This represents the Total Cost of all Labour Items associated with a Plot for a given Specification, including any Labour Item Uplift defined in the Settings Details page.
  • Material Costs – This represents the Total Cost of all Materials associated with a Plot for a given Specification.
  • Consumables Costs – This represents the total Consumables Amount for the Specification. The Consumables Amount is defined in the Site Financials page and is set for a Build Stage; therefore, the total is calculated by multiplying the defined amount by the number of Plots within the Specification that include the selected Build Stage.
  • Total Costs – TheTotal Costs figure includes the Labour Costs (including Uplift), Material Costs & Consumables Costs for the Specification.
  • Gross Profit – The Gross Profit figure is the difference between the Tender Value and the Total Costs.
  • Cost Plus Markup % – The Cost Plus Markup percentage is the Markup that is set for the Site,
  • Gross Margin % – The Gross Margin percentage is calculated by dividing the Gross Profit by the Tender Value.

The Tender page includes a Download Tender Summary button, which allows users to export a PDF file containing a Summary for each Specification.

The Tender Summary file includes all the information from the Tender list page, along with three additional columns, which are described below.

  • Overheads – Overheads are set at a fixed rate of 10% and are calculated as 10% of the Gross Profit.
  • Net Profit – Net Profit is calculated by subtracting the Total Costs & Overheads from the Tender Value.
  • Net Profit Margin % – The Net Profit Margin percentage is calculated by dividing the Net Profit by the Revenue and then multiplying the result by 100.
